The only other cost in any sale is whatever you choose to offer a buyer's agent, which we'll walk you through before you list.
How can you charge 1% and still provide full service?
Scott is the broker and owner, so there's no commission split to a franchise or corporate office. Combined with a higher-volume, technology-efficient model, that structure makes a genuine 1% sustainable — the savings come out of overhead, not out of your marketing or representation.
Do I still need to offer a commission to the buyer's agent?
Since the 2024 NAR settlement, sellers are no longer required to offer buyer's agent compensation through the MLS. Whether you offer one — and how much — is now a strategic decision.
