Vanderbilt Beach runs along Gulf Shore Drive north of Pelican Bay, and it works on two levels. On the Gulf side, a line of established towers and newer luxury buildings sits directly on the sand, with only two public access points on the whole beach — which is why residents describe it as close to private. Behind them, the Conners finger canals put boats in the water with Gulf access through Wiggins Pass and no bridges in the way. J.B. Conners dredged and platted the neighborhood in the 1950s, so the older single-family stock is mid-century and the current activity is teardown-and-rebuild on elevated foundations. The price ladder is unusually wide for a beachfront address: two-bedroom waterfront condos start around $500K while estates and penthouses reach $8M and above. Mercato is two miles away and Delnor-Wiggins Pass State Park is at the north end.
