Olde Naples is the original town: an 1880s street grid running from roughly 15th Avenue South to South Golf Drive, and from Ninth Street west to the Gulf. It is the only address in the market where you can walk from a beachfront home to Fifth Avenue South and Third Street South without getting in a car. The plat is fixed and cannot be expanded, which is the whole basis of the price premium — at $953 to $1,926 per square foot, this is the most expensive ground in Southwest Florida. Beachfront zoning permits single-family homes only, so nothing will ever be built in front of you. Land trades here on its own: parcels list between $2.5M and $9.5M, and the neighborhood's activity is teardown-and-rebuild on historic lots plus small infill condo projects along the downtown edge.

Neighborhoods & Sub-Communities: 850 Central, Ashley Court, Bay Terrace, Bayfront, Bayside Villas, Beachwalk by the Sea, Broadview Villas, Cambier Court, Cambridge Club, Catelena on 3rd, Colonnade Club, Colonnade on 5th, Driftwood of Olde Naples, Eleven Eleven Central, Franciscan, Isla Mar, La Majorca, Lantana, Largo, Naples Square, Neapolitan Club, Olde Naples Seaport, Palm Court, Pierre Club, Plantation, Raintree, Residences at 5th & 5th, Rooftops on Fourth, Shadowmoss, SoCe Flats, South Beach Club, Stella, Sun Dial of Naples, The Mark on 8th, Tuscan, Twin Palms, Villas Encantada, Villas Escalante, Villas Milano, Warwick, 505 on Fifth, 780 on Fifth
