What Naples Buyers Need to Know
Homestead Exemption
Florida's Homestead Exemption reduces your taxable value by $50,000 if the property is your primary residence. The first $25,000 applies to all taxes; the second $25,000 applies to non-school taxes only. Apply with the Collier County Property Appraiser by March 1.
Save Our Homes Cap
Once you have a Homestead Exemption, the Save Our Homes (SOH) cap limits annual increases in your assessed value to 3% or the Consumer Price Index, whichever is lower. This can result in significant savings over time as market values rise.
CDD Assessments
Community Development Districts (CDDs) finance infrastructure in newer communities. The CDD assessment appears as a separate line on your property tax bill and is NOT covered by the Homestead Exemption. It runs for a fixed term until the bonds are paid off.
Non-Homestead Properties
Investment properties and second homes do not qualify for Homestead Exemption. Their assessed value can increase up to 10% per year (non-homestead cap), not 3%. This is a significant difference for investors to model into their returns.
Portability
If you're moving from another Florida homestead property, you can port your accumulated SOH benefit (the difference between market value and assessed value) to your new home, up to $500,000. Apply within 3 years of selling your previous homestead.
No State Income Tax
Florida has no state income tax. For buyers relocating from NY (up to 10.9% state tax), NJ (up to 10.75%), or CT (up to 6.99%), the property tax cost in Naples is often more than offset by state income tax savings.
