A walkthrough video recorded on a phone shows a buyer the rooms. A properly produced listing film does something different: it shows them what living in the house feels like. Morning light crossing the great room, the lanai at the hour people actually use it, the short walk from the dock to the water.
That difference matters because video is the content that travels. Photos get looked at; video gets sent to a spouse, saved, and shared. It is included in your 1% commission listing, and it is built to work everywhere buyers actually spend time — not just on the MLS.

The Production
What goes into the film
A deliberate sequence
The reveal is paced. The film opens on the strongest exterior, moves through the home the way a buyer would walk it, and holds on the features that carry the value rather than cutting past them in half a second.Stabilized motion, not handheld drift
Gimbal-stabilized movement through the home, aerial motion outside, and smooth transitions between the two. The camera moves with intent instead of wandering.Light chosen, not accepted
Interiors filmed when each room is at its best and exteriors timed to golden hour where it matters. In Southwest Florida, a west-facing lanai at the right hour is the single most persuasive thing on the property.Cut for more than one platform
A full-length film for the listing page and the MLS, plus short vertical cuts sized for Instagram, Facebook, and YouTube — where a meaningful share of buyers first encounter homes now.Why It Matters Here
Why video moves Naples property
What people buy in Naples is substantially a lifestyle, and lifestyle is difficult to communicate in a still frame. The reason someone leaves Connecticut for a home on a canal here is not the square footage. It is the boat, the water, the light in February, the evening on the lanai. Video carries that; a photo grid struggles to.
Video also extends reach past the people actively searching. A well-made property film gets shared into networks that never had an MLS alert set — a friend forwards it, someone’s brother-in-law sees it, and that is frequently how second-home buyers surface.
There is a signaling effect on the listing itself, too. At Naples price points, buyers form quick judgments about whether a home is being sold seriously. A property with a real film attached reads as a well-represented listing, which changes how buyers and their agents approach the negotiation.

Common Questions
Common questions
How long is the finished video?
Usually between sixty and ninety seconds for the main film. Long enough to tell the story, short enough that people finish it. Vertical social cuts run fifteen to thirty seconds. Will I be on camera?
Only if you want to be. Most listing films are property-only. For some sellers an on-camera introduction from Scott adds credibility, and that is available.Where does the video actually get posted?
Your property page, the MLS where video is supported, YouTube, and the social channels. It is also used in paid placement for the listing where that makes sense for the property. Is video worth it for a lower-priced condo?
Sometimes not, and we will tell you. For a modest condo the photos and 3D tour may do the whole job. We would rather skip a service than perform it for the sake of a checklist.About the Author
