There are things about a property that a ground-level camera physically cannot show. How the lot actually sits. How far the water really is. What is behind the house — a preserve, a fairway, or a neighbor’s roofline. Whether the canal turns toward the Gulf or dead-ends. Aerial photography answers those questions in a single frame. For waterfront, golf course, and acreage properties in Southwest Florida it is frequently the image that decides whether an out-of-state buyer books the flight, and it is included in your listing at 1% commission.

From The Air

What we capture from the air

The lot and its boundaries

A straight-down and angled view showing the actual footprint — where the property lines fall, how much yard there is, where the pool and lanai sit relative to the house, and how close the neighbors really are.

Water access and orientation

For canal homes, the route to open water. For Gulf-access properties, the relationship between your dock and the pass. For lakefront and preserve lots, how much frontage you actually have and what sits across it.

The setting and what surrounds it

Golf frontage, preserve buffers, beach proximity, the community’s amenity center, gate, and layout. Buyers relocating from out of state have no mental map of Naples — aerials give them one.

Elevation and sunset context

Higher-altitude frames that place the home in its neighborhood, and low-sun captures that show how the property sits in evening light — the thing people actually buy Southwest Florida for.
Why It Matters Here

Why aerials carry so much weight in this market

In Naples, Marco Island, Bonita Springs, and Fort Myers, the premium a property commands is often about location within a location. Two homes on the same street can differ by hundreds of thousands of dollars because one has direct Gulf access with no bridges and the other does not. That distinction is invisible from the driveway and obvious from 200 feet up. It matters for non-waterfront homes too. A buyer looking at a home backing to a preserve wants to know the preserve is real and permanent, not a lot waiting to be built on. A golf course buyer wants to see which hole, how far from the tee, and whether they are in the flight path of a slice. Aerials answer all of it without a single phone call. There is also a plain credibility effect. A listing with professional aerials reads as a seriously marketed property. A listing without them, in a market where they are standard at this price point, reads as a seller whose agent did the minimum.

How It Works

How it works

1

Flown legally and insured

All flights are conducted under FAA Part 107 rules by a licensed remote pilot, with airspace authorization where required — which matters here, given proximity to Naples Municipal and Marco Island airspace.

2

Planned around light and tide

Aerials are scheduled for the light that suits the property. For waterfront, we also pay attention to tide and water clarity, because a canal photographs very differently at high tide on a clear day.

3

Stills and motion

Both aerial stills for the MLS gallery and moving footage that can be cut into your listing video, so the same flight serves both purposes.

4

Edited to the same standard

Aerial frames go through the same enhancement pass as the interiors, so the whole gallery looks like it came from one set of eyes.

Common Questions

Common questions

Can you fly at my property?

In most of Collier and Lee County, yes. Some areas near Naples Municipal Airport, Marco Island Executive, and RSW sit in controlled airspace that requires prior authorization — we handle that request, it usually clears quickly, and we will tell you upfront if your address is affected.

Is drone photography an extra cost?

No. It is included in the 1% commission listing for properties where it adds something. If your home is a mid-rise condo where an aerial of the roof serves no purpose, we will say so rather than charge you for a photo nobody needs.

What about my neighbors’ privacy?

Flights are framed on your property. We are not photographing into neighboring homes or lanais, and anything incidental is cropped or removed in editing.

Will weather delay it?

Sometimes. We do not fly in rain or high wind, and a flat storm sky produces a bad photo anyway. In summer that occasionally means moving a flight by a day to get the morning window.
